Qualification Criteria for Renting Properties

Below are the qualification requirements to rent through Property Works Realty. All persons 18 and over, or emancipated minors must turn in a rental application.

Requirements to Rent or Lease

  • Must be at least 18 years of age or provide verified emancipated minor documentation
  • Favorable credit history showing a willingness to pay financial obligations as agreed
  • Verifiable household income that is at least (3) times the asking monthly rent
  • Valid photo ID
  • No evictions within the last (5) years
  • No outstanding collection records for non-payment of rent at any time (unless the applicant can provide proof balance is paid in full)
  • Verifiable proof your rent is paid up to date at your current residence
  • Renter's Insurance (if required by owner)
  • Favorable references from current and previous landlords
  • A fully completed and signed rental application for each applicant 18 years or older.

Required Documents

Please bring the following with your completed application to rent.

  • Valid Photo ID: All applicants must provide photo identification and a Social Security card. Acceptable photo identifications include, but are not limited to a state-issued identification card or driver's license; passport, any other government-issued photo identification.
  • Proof of Income: Combined gross monthly income of all applicants must equal (3) times the asking monthly rent
  • All pay stubs received within the last 30-days with year-to-date
  • Proof of child and/or spousal support payments
  • Proof of social security income, disability, or other government income
  • Proof of retirement or trust fund account, etc.
  • Self-employed applicants must bring copies of the past (2) years' tax returns.
  • FAFSA Student Aid or Scholarship Award Letter
  • Application Fee: An application fee in the amount of $25.00 for the purpose of obtaining tenant screening reports is required for EACH applicant. We accept cash, money order, or cashier's check. NO PERSONAL CHECKS
  • Proof of Renter's Insurance: (if required) you must provide the Declaration Page showing:
  • Minimum of $100,000 liability coverage
  • Policy equal to or greater than the term of your current lease
  • The property and address added as additional insured (to notify landlord, in case policy is terminated)
